This 22-lot subdivision with extensive wetlands was constructed adjacent to the Styx River, which is a sensitive receiving environment, with the non-buildable areas of the site be utilised for stormwater management.
This site was a former farm that was bounded by the Main South railway and the Styx River. It is highly visible and located in an environmentally sensitive setting.
Challenges included managing lizard habitats, contaminated soils, springs, potential liquefaction risk for the access road and stormwater management areas, and unforeseen pre 1900 European artifacts in a dump pit.
e2Environmental designed the stormwater basins and wetland in locations that allowed maximum lot yield while working within the environmental constraints of the site. The design of the basin included working with Geotechnical Engineer to install to prevent wetting of the soils under the basins, and stone columns under the access road. The project was completed in October 2024.
